REALTORS® in Nova Scotia work within a legal relationship called ‘Agency’. 

The essence of the Agency relationship is quite simple:
The Client gives the Salesperson and the Company they work with the authority to represent them (the Client) in dealings with others in a Real Estate transaction.

An Agent Must;

  • Provide the client with undivided loyalty, Always working in their clients’ best interests.
  • Obey all their clients’ lawful instructions.
  • Maintain the highest levels of client confidentiality, only sharing what is required to complete the transaction.
  • Exercise reasonable care and skill in the handling of the Real Estate transaction.
  • Be accountable for all money and property entrusted to them.

In Nova Scotia, before entering into a Real Estate transaction with a prospective client, a REALTOR® is bound to explain ‘Agency’ using the brochure “Working with a Real Estate Agent”. This helps to ensure the prospective client fully understands the professional relationship between themselves and the Agent.
