As Your Advisor I will:
1. Insure you understand AGENCY and the representation alternatives available to you in Nova Scotia.
2. Conduct counselling and information sessions to identify your WANTS, NEEDS and GOALS.
3. Provide a written estimate of all your real estate related expenses.
4. Provide access to community and property information.
5. Provide a referral list of Professional Service Providers you may need to hire during the process.
6. Provide and explain all forms required to complete and facilitate a successful Real Estate transaction.
7. Complete a Comprehensive Market Analysis to identify values of properties in your area of interest.
8. Offer the services of financial specialists to advise and assist you in evaluating the best avenue for you.
9. Be available to you on a priority basis to conduct research, discuss and view properties as well as address any concerns you may have.
10. Be available to you to discuss the status of your transaction.
As Your Negotiator I will:
11. Advise you on the purchase and sales agreement.
12. Prepare a Current Comprehensive Market Analysis so you can make an informed decision.
13. Negotiate on your behalf and recommend specific strategies to achieve the best possible pricing and contract terms.
14. Assist you in monitoring 'the status and satisfaction of contract contingencies.
As Your Facilitator I will:
15. Present all offers as soon as reasonably possible.
16. Deliver your contract to your lawyer and financial institution in a timely manner.
17. Attend the closing meeting with you.
18. Contact you after the closing to assure the satisfactory completion of all details.
